When working with clients, our goal is to minimize the stress of building your home by offering complete transparency and maintaining an open line of communication. Building a home is one of the biggest financial decisions in your life and we want to make sure you’re comfortable every step of the way. We guide our buyers through purchasing a lot, creating a budget, design selections, construction, and closing. When it comes to making difficult decisions during your build, we support your ideas and offer cost beneficial solutions to ensure you get the most out of your experience with David Lee Homes.

Our Process
To get started, we like to meet in person for a pre-construction meeting and get to know you. At this stage, we’ll discuss your goals, budget, plan layout, lot requirements and consult on current market trends.
We’ll help you locate a lot to build on (or use your own). The lot will help us determine costs for utilities, drainage, prep work, and the foundation. Once your lot is under contract, we’ll start gathering a bank budget for finance.
We work with you and the architect to finalize the floor plan and final budget. If permitting is necessary, we’ll submit plans for city review and continue to strategize on potential cost savings.
After finalizing plans with the architect, we’ll create a 3D model to help troubleshoot any potential issues. At this point, we can start working on design finishes and make sure they’re within your budget.
There are 10 stages of construction. Before construction starts, we’ll provide a detailed schedule and guide of each stage so we’re on the same page throughout the process. You’ll receive a login to a personal progress page of your home and schedule onsite meetings at critical key stages.
At the end of construction, we conduct a final walkthrough to create a “punch” list. This will be for minor cosmetic items once the house has passed all inspections and considered complete. Depending on the location, this will also be when you receive a Certificate of Occupancy.
Your home is 100% complete and all punch work has been addressed. At the final walkthrough, we’ll guide you through the home’s systems and warranty process. After completion, we’ll sign a final affidavit and confirm your closing.
Your loan officer will guide you through converting your construction loan into a conventional loan. All utilities will be transferred into your name depending on our original agreement and we’ll submit your home into our warranty program.
30 days after closing, we’ll do a follow up punch (if necessary), to make sure any items that need to be addressed are taken care of. This should give you plenty of time to close doors, open drawers, check light switches, etc. Since your home is brand new, these things do come up, so we like to ensure they are addressed as soon as possible. Once complete, any items that fall within the 1 year functional, 2 year mechanical or 10 year foundation warranty will be taken care of.
